Property Management
We manage properties with our sister company, Juliet Macau Company Limited (JML), a Property Management and Interiors company that has the same shareholders as RLL Ltd.
We manage the property on an ongoing basis, and we are the first point of call for our tenants. They contact us, not the property owner, and we are on the ground and ready to respond to reasonable requests. Any repair, upkeep and painting etc will be managed and administered by us.
At present, JML manages approx $300 Million worth of property in Macau, and grows at 25% - 35% per year. By 2010, it will manage more than $500 Million of Macau property.

We offer a menu of services to clients. Having someone on the ground in Macau to represent your interests is key to being able to sleep at night, knowing your investment is in good hands.
JML will:
- Ready your property for prospective tenants to see
- Advertise your property to a suitable market
- Introduce your property to prospective tenants and show them around
- Negotiate agreements on your behalf
- Finalize the rental agreement with tenants
- Take care of your property on an ongoing basis
- Handle all of the tenants issues and problems
- Arrange any work needed on the property, including all repairs, upkeep and maintenance
- Collect rents and keep accounts on your behalf
- Cleaning services are also provided at the tenants extra cost (this is a need for most new arrivals in Macau prior to their employing a maid).
The management fees are split between you and the tenant, with each party paying 50%. The management fee is based only upon the collected rental income, so when there is no income to our clients, there is no income to us. The % depends on the size and number of properties that we take care of for our clients.

- We have a distinct advantage over most companies in Macau, because we have been completely focused on providing homes for new-comers for a long time. As such, we have established relationships with all the major companies in Macau, and we are usually the first people to whom they turn when a new person needs somewhere to live.
